Why Crawl Spaces Get Damp

Many crawl spaces have a bare dirt floor that gives off moisture all year. Foundation vents meant to dry the space often do the opposite in summer, letting warm, humid air in to condense on cool surfaces. Poor grading outside can also send rainwater straight into the crawl space.

Signs of a problem include musty smells in the house, cold or soft floors above the crawl space, sagging insulation, rusty ductwork, standing water and mold on the wood framing.

Vapor Barrier or Full Encapsulation

• Vapor barrier: a heavy plastic liner laid over the dirt floor, with seams taped and edges run up the wall. It cuts down on moisture from the ground and is the simpler job.
• Encapsulation: a thicker liner on the floor and walls, sealed vents and access doors, and often a dehumidifier. It turns the crawl space into a sealed, dry area that is easier to keep clean.

Which one makes sense depends on how wet the space is, how it connects to the rest of the house and whether ductwork or a furnace runs through it.

Drainage for Wet Crawl Spaces

A liner is not enough if water actually pools in the crawl space after rain. In that case, a contractor may recommend fixing gutters and grading, adding a perimeter drain under the liner, and installing a small sump pump to carry the water out. Those steps work the same way they do in a basement, just on a smaller scale.
